  • Los Angeles Affordable Housing (2024). Navigated as Project Counsel the closeout of a 65-unit mixed use affordable housing project involving complicated payment claims and mechanics liens.
  • Culver City Luxury Apartments (2018). Authored and negotiated Cost Plus GMP Contract for seven-story market-rate apartment project.

TRIAL COUNSEL:

  • Convention Center Trial. Trial counsel for a city in a $35+ million dispute over the construction of a convention center. The three-month jury trial spanned construction delay and liquidated damages claims, construction defects, prompt payment penalties, and attorney's fees and costs.
  • Homeowner Breach of Contract Trial. Trial counsel for the homeowners in a three-week court trial in Los Angeles County over breach of contract and negligence claims involving defective construction of their residence.
  • Nondisclosure Arbitration. Arbitration counsel for the buyers of a home in northern Los Angeles County in a three-week arbitration arising from the sellers' failure to disclose defects at the property before the sale and misrepresentations in their disclosure statements.
  • Subcontractor Payment Arbitration. Arbitration counsel for a subcontractor in a 35-day arbitration spanning four months, involving construction defect and nonpayment claims and prompt payment penalties arising from the construction of a luxury multi-family building in Los Angeles.
  • Renovation Defects Trial. Trial counsel for the general contractor defending claims by homeowners alleging extensive defects in the renovation of their multimillion-dollar Los Angeles residence. Case settled the weekend before trial, following the final status conference.
  • Mechanics Lien Trial. Trial counsel for the developer and general contractor of a 60+ unit multi-family project in Los Angeles in a non-payment and mechanics lien foreclosure action brought by a material supplier. Settled at a Mandatory Settlement Conference the day before trial, after the final status conference.

CONSTRUCTION LITIGATION COUNSEL:

  • $65 Million Multi-Family Litigation. Defended an architect in litigation involving a 1,000+ unit apartment complex above a 12-acre parking garage. Achieved settlement after 6+ years of litigation involving 30+ defendants.
  • $120 Million Concrete Defects Litigation. Defended the primary concrete subcontractor against a $36+ million claim in litigation alleging defective work in the construction of a 450+ unit apartment building in Los Angeles. The case involved 50+ parties and $120 million in overall claims; a $55 million global settlement was recognized as one of 2017's largest construction settlements.
  • $40 Million Fire Subrogation. Defended an ENR1000 engineering firm against a large nationwide insurer's subrogation claim seeking recovery for policy payments made in response to a large commercial fire in Los Angeles.
  • Evidence Analysis and Exclusion. Represented a general contractor on the eve of trial, preparing motions to exclude construction expert witness testimony. The case involved $30 million in alleged damages arising out of plumbing defects in two high-rise buildings in Seattle.

BUILDING DESIGN ENGINEERING:

  • 900-Unit Recreation Center. Structural design engineer for the construction of a new $3 million amenity center within an occupied apartment complex owned by a renowned national REIT. The project received multiple design awards.
  • Retail Developments. Structural design engineer for multiple retail developments in Southern California, including a retail complex retrofit/expansion in Los Angeles, a Pasadena grocery store with pre-tensioned T-roof system, and other integrated shopping centers.
  • Downtown LA Adaptive Reuse. Structural design engineer for the retrofit and adaptive reuse of a 12-story historic concrete office-to-residential conversion with rooftop pool and seismic compliance with current codes.
  • Residential Projects. Structural design engineer for multiple multi-family and mixed-use residential developments in Southern California, including a 200+ unit Long Beach affordable housing development with subterranean parking, and a 25-unit West LA luxury apartment building.
  • Hollywood Palladium. Structural design engineer for the retrofit of the historic 1940s concert venue, which included expanding capacity while restoring original design intent.

BUILDING EVALUATIONS:

  • Beverly Hills Façade Forensics. Evaluated 1940s brick building façade damage from deteriorating steel reinforcement in Beverly Hills.
  • SIU Dorm Seismic Evaluation. Assessed seismic resistance of three 17-story concrete dormitory buildings at Southern Illinois University in Carbondale, Illinois.
  • El Segundo Warehouse. Assisted a developer with warehouse acquisition and office conversion, achieving a 33% value increase in three years.

BRIDGE & INFRASTRUCTURE DESIGN:

  • Parking Structures. Designed a 5-story post-tensioned concrete parking garage with mild-steel shear walls for the City of Alhambra.
  • Bridge Projects. Designed and supervised the construction of multiple bridges, including the 350-foot Buena Vista Bridge over Fahrens Creek, the 700-foot Windemere Parkway Bridge over Tassajara Creek, and twin 500+ foot Dougherty Road bridges with CIDH piles in San Ramon.
